ROHNERT PARK, CALIFORNIA — A Northern California city has moved one step closer to creating a walkable downtown. In an October 14 announcement, Rohnert Park said CenterCal Properties had submitted plans for a mixed-use project at 6400 State Farm Drive, setting up a detailed city review rather than marking construction approval.
What the new downtown plan includes
According to the city, the proposal features 401 residential units, approximately 163,931 square feet of retail space, a 128-room hotel and a public plaza of about one acre intended for gatherings and events. The residential mix is described as 250 multifamily homes, 51 for-sale detached homes and 100 affordable housing units, with the affordable housing overlooking the plaza.
The hotel proposal also includes approximately 3,500 square feet of meeting space. Plans envision parking and access options for electric vehicles and bicycles, alongside commercial activity that could give residents more reasons to shop and gather near home.
What happens next?
City staff gave the council an update on October 13. The submission will now be reviewed for compliance with applicable design and building rules and the California Environmental Quality Act. The city expects public hearings through its Parks and Recreation Commission, Planning Commission and City Council over roughly the next nine to 18 months.
Important distinction: These figures describe the developer’s submitted vision. They are not evidence that the project has received final approval, financing or a construction start date.
Why this matters for cities
The proposal illustrates a recurring challenge in local development: bringing housing, employment, civic gathering space and transportation options into one coherent district. Residents will have opportunities to weigh benefits against traffic, affordability, access and neighborhood impacts as review proceeds.
